The owners, Denver-based Black Creek Group, had a clear vision of what they wanted to achieve in the renovation for the two distinctly different entrances and lobbies to 3 Second Street. Unusual in its geometry, especially with the elevator banks sandwiched between them, the ground floor presented an opportunity to offer different tenant amenities in each lobby.
The larger and brighter south lobby would naturally remain the main entrance. The design contemplates the removal of the large canopy that blocks the view out and light from streaming in, as well as an extra revolving door that reduced exterior window opportunity. New wood paneling, porcelain stone walls, enhanced lighting, and a remodeled reception desk were added. A variety of casual seating and tables were added to encourage tenants to congregate with clients and colleagues in a more animated and dynamic space, hopefully enjoying a morning cup of coffee in the new lobby brewed from a prospective adjoining coffee bar.
We took advantage of the smaller north lobby, which has lower ceilings and fewer exterior windows, by creating a more intimate environment for tenants to relax during the day or after hours. It features banquet seating, larger “family” style tables, a large screen TV, a concealed concierge desk, fabric acoustic wall panels, and strategically-placed lush plants. The design includes the removal of a large, intrusive indoor canopy, opening up the ceiling and fulfilling the shape of the raised ceiling.
